Essentially, anything that brings engineering, council or construction complexity that a standard builder isn't set up to handle well.
Do sloping sites really cost more to build on?

Generally, yes, and we think it's important to be upfront about that early. Excavation, retention walls, engineered footings and managing site access all add to the build cost on a complex block. We'll give you a clear picture of the site-cost picture in our first feasibility conversation, so you're not designing a home around a budget that doesn't account for the site you're actually on.
Can you assess a block before we buy it?

Absolutely, and we'd encourage it. We regularly walk potential sites with clients and prospective buyers to give a practical view on slope, overlays, services, access and likely site costs before any money changes hands. It's a straightforward conversation that can save a lot of headaches down the track.
Who handles the engineering and council side?

We do, end-to-end. We coordinate the full specialist team, including structural and civil engineers, geotechnical consultants, surveyors and town planners, and we manage all council and overlay approvals on your behalf. You don't need to chase down separate consultants or translate between them; that's our job.
