Knockdown Rebuild

Knockdown Rebuild Builders Melbourne.

A brand-new custom home on the block you already love, end-to-end under one roof.

What this service is

Keep the suburb. Replace the house.

Knockdown Rebuild is for clients who love their location but the existing house has done its time. The old home goes, and a brand-new, fully custom home is built on the land you already own.

Demardi will manage your project through every stage, from demolition and design through to planning approvals and construction, so you stay in the suburb, the street and the school zone you've chosen.

The Demardi Difference

One team. No gaps between demolition and handover.

  • Demolition management with experienced contractors
  • Council and planning approvals handled end-to-end
  • One dedicated team from day one through to final handover
  • Real-time client portal access for the whole program
  • Fixed pricing before construction begins, with no creeping variations

The Process

From the first site walk to the day you move back in.

  1. Step 1

    Feasibility

We walk your block, review overlays and demolition needs, and confirm a knockdown rebuild is the right call for your goals.

  2. Step 2

    Plans & Brief

We work through your plans and brief with you. If your design isn't yet resolved, our Design + Build service manages that process end-to-end.

  3. Step 3

    Demolition & Approvals

Demolition, planning and building permits managed end-to-end, with a fixed contract price before we break ground.

  4. Step 4

    Build & Handover

Construction with your dedicated supervisor on site, real-time client portal updates, and a finished home handed back ready to live in.

Demardi Client Portal

Every Demardi project comes with private access to our client portal. Photos, schedule, selections, payments and direct communication with your supervisor, all in one place, so you're never left guessing where things are at.

Who this is for

This is the right fit if…

  • You love your suburb and your street, but the existing home no longer works for you
  • You want a builder who will manage every stage efficiently so you can start living in your new home as soon as possible
  • You want a home that is designed specifically for your block and the way your family lives
"Mine was a challenging job from the start. Updating a 20 year old apartment to the modern idiom was always going to be hard. I found Demardi through my architect. From the word go, the director and his team manager were right into the detail. The team worked assiduously and with a terrific eye for detail."

Frequently asked

The questions homeowners ask us most.

When is a knockdown rebuild a better option than a renovation?

+

It usually comes down to three things: the condition of the existing structure, whether the layout can ever really work for how you want to live, and the economics. If the house has reached the end of its useful life, or the cost of bringing it up to scratch structurally and in terms of energy performance is going to approach what a new build would cost, then a knockdown rebuild often makes more sense in the long run. We're happy to talk through your specific situation to help you work out which way to go.

How long does a knockdown rebuild take from start to finish?

+

From first conversation to moving back in, allow roughly eighteen to twenty-four months. Design and council approvals typically take six to nine months, and construction from there runs around ten to fourteen months on site. Demolition itself is actually the quickest part of the process. We'll give you a clear program at the outset so you can plan accordingly.

Do you handle demolition, council, and the rebuild?

+

Yes, the whole lot. Demolition management, asbestos handling where needed, planning and building permits, design and full construction all sit with one team under one roof. You have a single point of contact throughout, which makes a real difference on a project of this scale.

What level of investment is typical for a knockdown rebuild?

+

Investment on a knockdown rebuild varies depending on block size, site conditions, design complexity and your finish level. We'll have a straightforward conversation about budget in our first meeting so you have a clear picture of what's involved before anything is committed. There's no pressure, it's just about making sure everyone's on the same page from the start.
