Step 1
Brief & Site Review
We start with a conversation, then a walk of your block. Plans in hand, we review constructability and budget before anything is committed.
Step 2
Pre-Construction
Engineering, council, permits and a fixed contract price, all locked in before the first sod is turned.
Step 3
Construction
Your dedicated supervisor on site, the same face every day, with photos and milestones in your client portal.
Step 4
Handover
A finished home delivered to the standard we promised, with a 12-month aftercare period to back it up.

What's the typical investment for a Demardi custom home?

Every custom home is different, so investment varies depending on size, site, finishes and brief. What we can say is that we work at the high-end of the residential market, and we'll have a genuine, straightforward conversation about your budget early on to make sure we're the right fit.
Do you have a fixed range of plans to choose from?

Every Demardi home is designed from scratch. We don't work from a catalogue or offer project home-style plans, because the whole point is a home that's been shaped around your block, your brief and the way your family actually lives. That's what makes it genuinely custom.
Do I need a block already, or can you help me find one?

Most clients come to us with a block already secured, but if you're still searching we're happy to get involved early. We can walk a potential site with you and give you a practical view on feasibility, slope, orientation, council overlays and likely site costs before you make a decision, so you're not buying blind.
How is sustainability handled?

Sustainability isn't something we bolt on at the end. Energy efficiency, passive design principles and considered material selection come into the brief from the very first conversation. We'll bring practical options to the table around thermal performance, electrification and material choices, and work through what makes sense for your home and your budget.
