What's the difference between Design + Build and engaging an architect separately?

With Design + Build, one team holds the project from first concept through to handover, so you're never caught in the middle translating between a designer and a builder. The brief, the budget and the program are all held by the same people, which removes the most common source of cost blowout: the gap between what was designed and what was actually priced to build.

Can I bring my own architect or designer?

Absolutely. While we have a curated network of designers and architects we love working with, we're equally happy to work alongside someone you've already built a relationship with. We bring them into our process and hold the construction side end-to-end, so the collaboration stays smooth for everyone.

How long does a Design + Build project take?

Design and approvals generally take anywhere from four to eight months, depending on council and the complexity of the brief. Construction from there usually runs nine to fourteen months on site. We'll map out the full program in writing before you commit to anything, so you know exactly what you're signing up for.

How does fixed pricing work with Design + Build?

We won't put a construction price in front of you until the design is documented well enough to cost it properly. A great deal of care goes into preparing your quote so the contract figure reflects the scope as accurately as we can make it, with the aim of keeping variations to a minimum once we're on site. That said, we'll always be straightforward with you if something changes, whether it's a site condition, a supplier movement or a change you'd like to make along the way.
